This review was for schematic approval.  The conditions include:

1) provide a traffic/circulation study (site is very tight) that show how a car can enter & exit parking space with dimensions noted (9'6")

2) Remove head-in parking spaces. This will allow building placement to be shifted to create larger greenspace

3) Return with details for exterior materials and finishes

4) Provide details for trash and snow removal

Issues related to parking in the site plan that should be resolved prior to final Planning Commission approval;

1) Provide a handicap accessible parking space that will result in a reduced space adjacent to the courtyard. This would allow Bldg B to be shifted left and reduce the traffic conflict between the visitor parking spaces with residents' ingress and egress of the garage units.

2) Not enough clearance between Bldgs B & D with the adjacent Bldg E for visitor parking. Ingress & egress from Bldg E garages will create a potential traffic conflict.

3) Surface parking conflicts with egress from south end of Bldgs B & D with parking space situated in front of door. Change head in parking to parallel space and provide a 9' striped lane at egress door.

4) Materials - window frames color should be white or brown (not tan).

5) Vinyl siding & EIFS should have appropriate detailing for corners & flashing for aesthetics.
